We built a confidential investment summary for a 506(c) offering structured around acquiring and repositioning historical estates as boutique hotels, covering the investment thesis, property profile, pro forma financials, equity structure, exit strategy, and risk framework. The document gave the client a polished, investor-ready package that presented an unconventional asset class with the rigour accredited investors expect.
