Playa Venao is one of the last surf towns in Latin America following the trajectory of Nosara and Santa Teresa - and one of the last significant development parcels just got secured. Two founders with backgrounds in technology and entrepreneurship engaged us to build the investor presentation for an $8M equity raise to fund a phased master-planned community on the site. The deck covered the macro case for Panama, the Venao market, the master plan across residential, commercial, and civic zones, three-scenario financial projections targeting a 23-40% IRR and 3.4-7.6x multiple, and a capital structure built around recycled sales proceeds to minimize equity dilution.
