A Texas-based land development firm engaged us to build the investor presentation for an equity raise to fund a 56-acre, 78-lot subdivision adjacent to a sell-out completed in 2022. The deck covered the deal thesis, project breakdown, capital stack, distribution waterfall, sensitivity analysis across three scenarios, risk mitigation, and a team with 700+ transactions and 1,000+ acres developed. The structure targets full return of investor capital by month 21, with a projected 35.5% IRR and 1.6x equity multiple over a three-year hold.
